Introduction
Donnelly Mechanical completed a targeted retrofit of the Lobby Supply Air Handling Unit, transforming an aging system into a modern, high-performance solution. The project replaced the original blower with a Q-PAC fan array while upgrading the unit’s internal structure, electrical systems, and controls—resulting in a more reliable, efficient, and serviceable system built for long-term operation.
Scope Review
The project began with a detailed assessment of existing AHUs and associated return fans to define the upgrade approach. Work centered on removing the original blower, along with associated piping and electrical components. A new three-fan Q-PAC ECM array was installed to improve airflow control and introduce system redundancy. Supporting upgrades included new distribution panels, VFDs, and reworked feeders, along with updated piping, control valves, sheet metal, and insulation. The AHU interior was fully restored through cleaning, repair, and protective coatings. Upgraded controls and wiring improved system visibility and performance, while temporary bypass dampers tied to a neighboring supply fan maintained building operations throughout the transition. Startup and commissioning completed the retrofit.
Donnelly's Response
Donnelly Mechanical delivered a solution that modernized system performance while preserving the value of the existing infrastructure. The transition to a fan array system introduced redundancy, improved airflow control, and reduced operational risk. Interior restoration addressed long-term deterioration, creating a clean and durable operating environment. Combined with upgraded electrical systems, integrated controls, and improved accessibility, the system now operates more efficiently and reliably, with enhanced monitoring and simplified maintenance—delivering long-term performance without the cost and disruption of full replacement.
