Scope

Donnelly arrived onsite when the initial concrete pouring on the project began. The project team meticulously laid out approximately 2,000 pipe sleeves for refrigeration risers, extending from the first floor to the rooftop, to streamline the construction process. As each floor was prepared for concrete placement, these sleeves were strategically measured and positioned, eliminating the need for time-consuming core drilling in subsequent phases. Our team installed over 2 miles of copper refrigeration piping connecting 204 air handlers to 204 condensing units, as well as 5 Mitsubishi Variable Refrigerant Flow (VRF) systems totaling 14 heads.

Introduction

Named the Long Beach Super Block, this mixed-use development is situated in Long Beach, New York, spanning across a 6½-acre lot between Long Beach and Riverside Boulevards. The development includes two nine-story owner-occupied condominiums and a 10-story apartment building with 200 units. The development team, led by Engel Burman, brought in Donnelly to oversee the mechanical construction of these two residential apartment buildings.

Customer Challenges

Working right on the water has presented some difficult challenges in terms of staying warm in the cold and battling high-speed winds — with wind chills below zero all winter long, while installing hangers, running pipes, and brazing.

Donnelly Mechanical's Response

The project’s proximity to the water presented significant challenges, particularly in terms of the harsh environmental conditions. Dealing with subzero wind chills while performing tasks like hanger installation, pipe placement, and brazing is no easy task during the winter months.

To ensure project continuity and mitigate potential delays caused by supply chain issues, our project managers proactively managed material procurement by pre-ordering the majority of the required materials. This strategic approach was  instrumental in maintaining the project’s timeline and overall progress.
