Introduction
The iconic 3 World Trade Center in New York, NY, stands as a symbol of modern commercial architecture and innovation. As part of its continuous enhancement, floors 60 through 64 have been designated for premium office space, necessitating advanced HVAC solutions to meet the high standards of efficiency and comfort.
Donnelly Mechanical was awarded a $5.9 million contract to handle the intricate HVAC needs for these floors. This comprehensive project includes the installation of fan-powered boxes, supplemental AC units, computer room AC units, a full commercial grade kitchen, and a state-of-the-art Building Management System (BMS). The aim is to provide optimal working conditions and advanced climate control, ensuring the comfort and productivity of the occupants.
Scope Review
The project encompasses the installation of 250 fan-powered boxes, essential for maintaining consistent airflow and temperature control across the five floors. These units ensure a comfortable environment for office occupants, tailored to the dynamic needs of a bustling office space. Additionally, 6 supplemental AC units are installed for after hours use, providing extra cooling to meet the demands of extended operational hours and ensuring a stable and comfortable climate at all times.
Critical to the reliable operation of essential IT infrastructure, 4 computer room AC units are installed to maintain the necessary cooling for data rooms. The project also includes the installation of a full commercial grade kitchen located on the 60th floor, requiring robust HVAC solutions to manage the heat and ventilation needs of a busy, high-capacity culinary space.
A full BMS control system spans all five floors, featuring remote alarm notification and front-end graphic interfaces. This system provides centralized control and monitoring of the HVAC systems, enhancing efficiency and responsiveness.
